Owner's Representative

Someone on your side of the table who has sat on the other one.

Contractors build every day. Most owners build once. I level that field: vetting and selecting the GC, reading what the proposal leaves out, reviewing every pay application and change order, and keeping budget and schedule honest from preconstruction through closeout.

Who this is for

Who hires an owner's rep

Developers and sponsors

Budget, GC selection and cost control from precon through construction, with every change order measured against the pro forma.

Business and franchise owners

A build-out or renovation is not your day job. I run the process, explain the decisions in plain language, and protect the number you approved.

Lenders and capital partners

Independent draw review, cost-to-complete validation and monthly risk reporting on projects you have funded.

What I do

From the first bid to the last lien waiver

I can run the whole engagement or step in at the point where you need the most help.

Contractor vetting and selection

The most expensive decision on the project, made with evidence.

  • License, insurance and past performance verification
  • Reference checks and team structure review
  • RFPs and bid scopes, bid tabulation and leveling
  • Exclusion gap analysis and award recommendation

Proposal and contract review

What the proposal leaves out is where the change orders live.

  • Scope, cost, allowance and contingency review
  • GMP, LOI and AIA contract coordination
  • Approval memos for lenders and partners
  • Precon kickoff and responsibility matrix

Pay application and change order review

Every dollar out the door gets checked against the work in place.

  • Pay app review against schedule of values and site progress
  • Change order challenge: entitlement, pricing and schedule impact
  • Lien waiver and retainage tracking
  • Contingency log and forecast

Budget, schedule and risk reporting

One owner's master budget, updated every month.

  • Budget vs. actual with cost-to-complete
  • Schedule tracking and lookahead review
  • Monthly report in plain language with the numbers behind it
  • Lender draw packages when financing is involved

Construction administration

The documentation that keeps the project moving.

  • OAC meeting cadence, minutes and action items
  • RFI, submittal and permit tracking
  • Coordination logs and schedule impact analysis
  • Punch list and closeout

Lender-side oversight

For capital partners who need an independent set of eyes.

  • Draw request review against budget-to-date
  • Change order log evaluation with funding recommendations
  • Site photo, pay app and lien waiver checks
  • Project risk scoring and board-ready reports

Questions

Common questions

What does an owner's representative actually do?

An owner's rep works for you, not the contractor. I help select the GC, check that the proposal is complete, review every pay application and change order, track budget and schedule, and keep the design team and contractor coordinated from preconstruction through closeout.

When should I bring you in?

Before you sign with a contractor. The biggest savings come from the bid leveling and contract review stage. I can also step in mid-project when the budget or schedule has started to slip.

Do you need to be on site?

Not for most of the work. Bid leveling, pay app review, change order review and reporting are done remotely from the documents and site photos. Site visits are scheduled where the engagement calls for them.

How are you paid?

A fixed monthly fee for the duration of construction, or a fixed fee for a defined phase such as GC selection. The fee is written into the proposal with inclusions and exclusions before work starts, and I never take compensation from contractors or vendors.
