About

I have sat on every side of the table.

Civil engineer, field coordinator, estimator and scheduler at California's largest general contractor, owner of my own properties, and now the development manager, estimator and owner's rep that developers, lenders and owners bring in when the budget and the jobsite have to agree.

Where it started

A family that built, bought and managed

My grandfather

Worked in a factory most of his life, and built an entire house by himself more than once.

My father

Chief construction engineer and asset manager for a bank. He built, bought, sold and managed commercial real estate, and I watched him run the full cycle.

What it taught me

A good real estate operator should be able to do it all. Every seat since has been about learning the next one.

The path

What I have been doing since college

USC · City of Los Angeles · Hensel Phelps

    Two tracks at once

Finished engineering school while already working in construction.

    Plot twist

The work trip that went too well

Flew to Austin for work. Fell in love with the city. A month later I had quit my job and moved to Texas.

  5. 2021–2023

    Owner and operator

    Building my own portfolio

November 2021 through December 2023: searched for, renovated, launched and stabilized a short-term rental portfolio, six properties across Texas and California that I still manage today.

  6. 2024

Opened Rod Malyshev Consulting to give developers, lenders and owners one person who works on both the money side and the construction side: underwriting and pro formas, cost estimates, and owner's representation.
